Most of the kitchens we are asked to quote in Kajang have the same shape of problem. The house is a landed terrace, often twenty or thirty years old, and the original kitchen is one narrow room at the back that was built when nobody expected a family to own a fridge, a washing machine, an oven and an air fryer at the same time.

So the real question in Kajang is rarely which laminate colour. It is how to split the room.

Getting the wet and dry split right

The usual answer is a dry kitchen at the front for daily use and light cooking, and a wet kitchen at the back for serious frying and anything that produces smoke and oil. Done well it is the single biggest improvement you can make to an older Kajang house. Done badly you end up with two half kitchens and nowhere to put anything.

A few things we have learned matter more than they look:

  • The dry kitchen needs the drawers, not the wet one. Cutlery, daily crockery and dry goods belong where you actually stand.
  • The wet kitchen wants wipeable surfaces and fewer doors. Open shelving near a wok is a mistake you notice within a month.
  • Whichever side holds the fridge decides the traffic. Put it where someone can open it without blocking the person cooking.

We design the cabinet runs around that split, then build them to your exact measurements. If your back kitchen is 6 foot 4 rather than a neat 7 feet, the cabinets are 6 foot 4. Nothing is trimmed on site to force a standard unit to fit.

What the cabinets are made of

Plywood carcass throughout, with laminate on the doors and exposed faces. In a Kajang wet kitchen that combination earns its keep, because the back of the house is where steam, splashes and the occasional sink leak live. Plywood takes that in a way chipboard simply does not, and laminate wipes down instead of needing to be resealed.

We do not use veneer anywhere. It is beautiful in a showroom and unhappy in a Malaysian wet kitchen.

A worked example

A common Kajang job is a 12 foot L shape in the dry kitchen, bottom cabinets only, so the room stays bright and open. That is 12 by RM450, which is RM5,400 delivered and installed.

Add top cabinets along the same 12 feet and you are at 12 by RM675, so RM8,100. Many people do the bottom run first and add the top cabinets later, and there is nothing wrong with that as long as we know, because we leave the wall preparation ready for it.

If the number is over budget, we reduce scope rather than quality. Shorter run, laminate top instead of quartz, one bank of drawers instead of three. The board and the build stay the same.

Approvals in Kajang

Kajang sits under Majlis Perbandaran Kajang. Fitted cabinets do not need council approval, because nothing structural is touched. You are fixing furniture to a wall.

It changes if you want the wall between the kitchen and the dining room taken out to open the space up, which is a popular request in these houses. That is hacking, it is structural, and it belongs in a proper renovation scope with the council question answered before anyone picks up a hammer. We can take that on as a full renovation. What we will not do is quietly knock a wall down as part of a cabinet job.

Common questions

Can you build for both kitchens in one go?

Yes, and it is cheaper than doing them separately because it is one delivery and one installation. We quote them as separate runs so you can see what each side costs.

My back kitchen has an uneven floor. Is that a problem?

No. Older Kajang houses often have a slight fall towards the drain at the back, which is deliberate. We level the carcasses so the countertop is flat even when the floor is not.

Do you supply the sink and hob?

We can cut and fit for the ones you buy, and most people prefer choosing their own. Tell us the model before we cut so the opening is right first time.

How long before installation?

Usually a few weeks from confirmed measurement, since everything is cut to your sizes rather than pulled off a shelf. Installation is normally one or two days.
