Renovation Contractor in KL and Selangor

We are a renovation and custom carpentry contractor working across Kuala Lumpur and Selangor. We run our own workshop at Batu Caves, we build the carpentry ourselves, and our own carpenters install it. There is no middleman between the quote you accept and the people who turn up at your door.

Two kinds of job come to us. Standalone carpentry, which is kitchen cabinets, built in wardrobes, TV and feature walls. And full home renovation, where we take on the whole unit including the wet trades.

Where we work

Our coverage runs across the Klang Valley. In Kuala Lumpur that includes Cheras, Bukit Jalil, Kepong, Setapak and the surrounding areas. In Selangor it includes Batu Caves, Selayang, Gombak, Rawang, Ampang, Subang Jaya, Puchong, Shah Alam, Petaling Jaya, Klang, Kajang and Semenyih.

Distance changes how a job is scheduled rather than whether we take it. Closer sites like Batu Caves, Selayang and Gombak are minutes from the workshop, so dropping in mid job is easy. For Rawang, Semenyih or Klang we plan fewer and longer visits instead, which keeps the schedule predictable and stops the job stalling while somebody drives.

Which council are you dealing with?

This is the question most homeowners get wrong, and it costs them time. The Klang Valley is carved up between a lot of local authorities, and the one that governs your house decides the approval process for any structural work.

Cheras is the one that catches people out, because the KL and Selangor boundary runs straight through it. Your assessment bill settles the argument. Whoever sends it is your council.

When you actually need approval

Fitted carpentry does not need a council permit. Cabinets and wardrobes are furniture fixed to a wall, nothing structural is touched, and no council in the Klang Valley asks for paperwork to install them.

Approval matters when the building itself changes. Hacking walls, altering the layout, extending the footprint or changing the façade all need it. On the DBKL side a home renovation permit is valid for one year and can be renewed a maximum of three times, and it has to be applied for before work begins. Those rules were tightened after complaints about renovation noise and dust, so they are enforced rather than theoretical.

There is a second layer that has nothing to do with the council. If you live in a condominium or an apartment, your management office sets its own renovation deposit, permitted working hours and lift booking rules. Those apply whatever the council says, and they are usually the thing that decides your start date.

What we take on, and what we do not

We are straight about scope, because the alternative is a job that stalls halfway.

• Custom carpentry as a standalone job. Kitchen cabinets, built in wardrobes, TV and feature walls, partitions, cabinetry to your measurements.
• Full home renovation. The whole unit, and inside that scope we handle the cement work, plumbing, electrical and tiling that the renovation requires. If the kitchen is the main job, see kitchen renovation in KL and Selangor.
• What we decline: standalone plumbing, wiring, tiling or cement jobs. If you only need a bathroom retiled or a socket moved, we are the wrong contractor and we will say so rather than take the job and subcontract it badly.

Renovation comes first with us. Interior design is available if you ask for it, but we are not going to push a design package onto a job that needs a carpenter.

What it costs

Carpentry is priced per running foot or per square foot, and every rate below already includes delivery and installation. There is no separate transport or labour line waiting at the end.

Full home renovation is quoted per project, because no two units need the same work. We measure, scope it properly and give you one figure.

What we build with

Carcasses are full plywood. Not particle board, not MDF. Plywood holds a screw when a hinge is adjusted years later and it tolerates the damp that every Malaysian kitchen and bathroom eventually produces.

Finishes are laminate. It wipes clean, it does not need refinishing, and it holds up in this climate. We do not offer veneer. It looks superb for a couple of years and then starts losing an argument with the humidity.

How a job runs

• site measurement and a detailed written quotation (RM500, deducted if you proceed). We come to you, anywhere across our coverage area.
• One lump sum quote. Materials, delivery and installation in a single figure, not a list of parts for you to add up.
• Fabrication at our workshop. Everything is cut to your measurements, not adjusted on site from standard units.
• Our own team installs. The person who quoted your job is the person who hands it over.

Common questions

Do you charge for the quotation?

A chat ballpark is free. A site visit with a detailed written quotation is RM500, paid before the visit and deducted in full if you proceed.

Do I need council approval for new kitchen cabinets?

No. Fitted carpentry is not structural work. Approval applies to hacking, layout changes, extensions and façade alterations.

Can you do just the wiring or just the tiling?

Not as a standalone job. We take those on inside a full home renovation, where we are responsible for the whole unit.

How long does a renovation take?

Carpentry alone is usually a few weeks from confirmed measurement, with one or two days on site to install. A full home renovation runs considerably longer and we give you a schedule with the quote.

Do you work outside KL and Selangor?

Our team, workshop and delivery are set up for the Klang Valley. Outside it, we would rather tell you honestly that another contractor is better placed.
