Custom Kitchen Cabinets in Cheras

Cheras is two places wearing one name. Part of it is Kuala Lumpur, under DBKL. Part of it is Selangor, under Majlis Perbandaran Kajang. The boundary runs through the middle of an area most people think of as a single neighbourhood, and plenty of residents genuinely do not know which side they are on.

For a kitchen cabinet job it makes no practical difference, and we will explain why. For anything involving hacking, it decides who you deal with, how long approval takes, and what the rules are.

Which side are you on, and when does it matter

Fitted carpentry is non structural. Cabinets are furniture that happens to be screwed to a wall. No council in the Klang Valley requires a permit for that, so if you are only replacing a kitchen, the boundary is trivia.

It stops being trivia the moment a job touches the building itself. On the DBKL side, a home renovation permit runs for one year, can be renewed at most three times, and has to be applied for through DBKL’s system before work starts. Those rules were tightened after complaints about renovation noise and dust, and DBKL does enforce them. On the Kajang side you are dealing with a different council and a different process entirely.

If you live in one of the many Cheras condominiums, there is a third layer. Your management office sets its own renovation deposit, permitted hours and lift booking rules, and those apply regardless of which council you fall under. Ask them before you fix a date.

Cheras kitchens are usually a retrofit

Much of the housing stock here is not new. Older walk up flats, long established terraces, and low rise apartments make up a good share of what we quote. The kitchens are usually compact, often around 10 feet of usable wall, and frequently they have been touched before by a previous owner.

That shapes how we work. We measure what is actually there rather than what the floor plan claims, because in a 40 year old Cheras flat those are rarely the same thing. Walls are out of square more often than not, and the cabinets are built to follow them.

Materials

Full plywood carcass, laminate doors. Plywood keeps holding screws when hinges are adjusted years later, which matters in a kitchen that is going to be used hard in a small space. Laminate wipes clean. We do not offer veneer, in Cheras or anywhere else.

A worked example

A 10 foot single wall kitchen, which is about the most common shape we see in Cheras, with bottom and top cabinets. Bottom is 10 by RM450, so RM4,500. Top is 10 by RM225, so RM2,250. That is RM6,750 delivered and installed.

In a compact kitchen, our advice is usually to put the extra budget into drawers rather than a quartz top. Deep drawers in the base units change how a small kitchen works every single day. A stone countertop looks better in photographs.

Getting cabinets into a Cheras building

Access shapes the job here more than in most areas, because the housing stock is so mixed.

In an older walk up block with no lift, everything has to come up a staircase, often with a turn at each landing. We build the run in shorter sections so nothing has to be tilted round a corner it will not survive. Tell us the floor when you enquire and it goes into the plan rather than becoming a surprise.

In the newer Cheras condominiums the constraint moves to the service lift and the management office. Most buildings restrict renovation hours, require a lift booking, and hold a deposit until they have inspected the common areas afterwards. None of that is a problem, but all of it needs a date, so book the lift before you confirm an installation day with us.

Making a small kitchen hold more

• Deep drawers instead of a cupboard with a shelf. You reach the back without kneeling.
• Tall units to the ceiling rather than a dust shelf above the cabinets.
• A shallow cabinet on the opposite wall, sometimes only 8 inches deep, which turns a corridor into pantry storage without blocking it.

How do I find out which council I am under?

Your assessment bill answers it immediately. Whoever sends it is your local authority.

Do I need approval to replace my kitchen cabinets?

No. Replacing fitted cabinets is not structural work. Approval applies to hacking, extensions, façade changes and layout alterations.

My kitchen is tiny. Is custom worth it over ready made?

In a small Cheras kitchen it is usually where custom pays off most, because every awkward 4 inches becomes storage instead of a filler panel.

Can you do the wardrobes at the same time?

Yes. Built in wardrobes start at RM950 per foot at 9 foot height, delivered and installed, and doing both together means one delivery instead of two.
