Light-wood tall kitchen cabinetry with a built-in oven and microwave, Park Regent, Desa ParkCity, renovated by The M Renovation

The M Renovation renovates kitchens in Petaling Jaya and Desa ParkCity as one job: we hack, re-run the plumbing and wiring, tile, then fit cabinets built in our own workshop in Batu Caves. Cabinets start at RM450 per foot for base units and RM225 for wall units, delivery and installation included; the renovation itself is quoted per kitchen after a site visit.

We have a separate page on kitchen renovation across KL and Selangor that explains how a kitchen job runs in general. This one is about what is different when the kitchen is in PJ or Desa ParkCity: the councils, the condominiums, the age of the houses, and the three kitchens we have done there.

Where we work in PJ and Desa ParkCity

Petaling Jaya for us means the whole of it: Sea Park, SS2, Section 17, Damansara Jaya, Damansara Utama, Bandar Utama, Kelana Jaya, Ara Damansara, Tropicana and PJ Old Town. Desa ParkCity sits just across the Damansara boundary on the Kuala Lumpur side, which matters for one thing only, and we get to it below. Our workshop in Batu Caves is on the same side of the city, so measurement, delivery and installation are all our own team, not a subcontractor.

Which council, and does a kitchen need approval?

Petaling Jaya is under Majlis Bandaraya Petaling Jaya (MBPJ). Desa ParkCity is under DBKL, because it is inside Kuala Lumpur even though everyone treats it as part of the PJ side of Damansara. For a kitchen renovation this rarely changes anything, because fitted cabinets, tiling and rewiring inside your own unit do not need a council permit. Approval comes into play when a wall moves or an external opening changes. If your job touches either, we tell you at the site visit and price the drawings and submission into the quote. Extending a kitchen into the yard of a landed house needs approval too, but we are not taking on extension work for now.

Condominium kitchens: the rules that shape the job

Most of the kitchen work we do in this area is in condominiums, and the management office sets the pace as much as we do. Expect a renovation deposit, a fixed window for noisy work on weekdays, a ban on hacking at weekends and public holidays, lift booking for deliveries, and a rule that debris leaves the building in bags through the service lift. None of this is a problem, but it decides the schedule: a job that would take two weeks in a landed house takes closer to three in a condo because the noisy days are rationed. We handle the management forms and the deposit paperwork with you, and we plan hacking and tiling for the permitted hours from day one.

Landed houses in SS2, Sea Park and Section 17

The older PJ terraces are a different job. The kitchen is often at the back with a wet kitchen added later, the wiring can be original, and the floor may not be level with the house. Here the renovation is more about what is under the cabinets than the cabinets: new circuits with their own breakers for the hob, oven and water heater, new pipework to the sink and washing area, and a properly falling floor to the drain. It costs more than a condo kitchen of the same size and it is worth doing once, properly, because the cabinets will outlast a bad floor.

What it costs

Cabinets are priced per running foot and every rate includes delivery and installation. The wet works, tiling and electrical are quoted per kitchen, because a condo kitchen with existing services and a terrace kitchen that needs rewiring are not the same job.

ItemRate
Base cabinets, including a basic laminate topRM450 per running foot
Wall cabinetsRM225 per running foot
Base and wall togetherRM675 per running foot
Quartz countertop instead of laminateadd RM250 per running foot
Hacking, plumbing, wiring, tilingquoted per kitchen after the site visit

A 10-foot condo kitchen with base and wall cabinets is RM6,750 in cabinets, plus RM2,500 for a quartz top. The renovation work on top of that depends on how much is being changed, which is why we visit before we quote.

The site visit with a detailed written quotation is RM500, deducted from the contract when you go ahead. In PJ and Desa ParkCity we can usually fit the visit within the week.

Three kitchens we have done here

  • Park Regent, Desa ParkCity. A full-unit renovation: open-plan living with marble flooring, and a kitchen in light-wood laminate with tall cabinetry built around a Bosch oven and microwave.
  • Alix Residences, Petaling Jaya. An open kitchen with a marble-look waterfall island and a cream curved peninsula counter, part of a condominium renovation that also covered the bathrooms and bedrooms.
  • Resident Ruby, Sea Park. A carpentry package in wood-grain laminate across the unit.

Bathrooms at the same time

If the kitchen is being hacked, the bathrooms are the next thing owners ask about, and it makes sense to do them in the same window: the same noisy-work permit, the same debris run, the same plumber. We take bathrooms on as part of a kitchen or full-unit renovation, not as a standalone job. At Alix Residences the bathrooms got dark wood vanities, white countertops and backlit mirrors while the kitchen was being rebuilt.

How a PJ kitchen job runs

  • Photos and rough sizes on WhatsApp. We tell you whether it is a cabinet job or a renovation, and give a range.
  • Site visit and written quotation. We measure, check the services and the floor, and ask the management office what their renovation rules are. RM500, deducted if you proceed.
  • Management approval, then hacking. Deposit and forms lodged, noisy work scheduled inside the permitted hours.
  • Wet works, wiring, tiling. Three to four weeks for a typical condo kitchen, longer if a landed kitchen needs rewiring.
  • Cabinets fitted. Built in our workshop while the site work runs, installed at the end so nothing gets damaged.

Questions we get asked

Do I need a permit for a kitchen renovation in PJ?

Not for cabinets, tiling or rewiring inside your unit. You do if a wall moves or an external opening changes, and we handle the drawings and submission when that applies. Extending a wet kitchen on a landed house needs approval too, but we are not taking on extension work for now.

How long does a condo kitchen take?

Three to four weeks of site work, set by the management office’s noisy-work hours, then cabinet installation on a schedule we confirm in your quotation.

Can I stay in the unit during the work?

Most owners do, with the kitchen sealed off and a temporary cooking corner. For a full-unit job it is easier to move out for the hacking week.

Who deals with the management office?

We prepare the renovation application and the contractor details; you sign and pay the refundable deposit, which the management returns after their inspection.

Can you do only the cabinets?

Yes. If the services and tiling are sound, see our custom kitchen cabinets in Petaling Jaya page, which covers the cabinet-only job.
